Public Notice May 21, 2024 Property Located at 33, 35, & 37 Lackawanna Avenue, East Stroudsburg, PA 18301 PID: 05730116940437 Tax Map #: 05-4.1.6.6 Zone: R-3 Owner Of Record: Marshall Cruz, 14 Woods Road, East Stroudsburg, PA 18301 Notice is hereby given that pursuant to the Borough of East Stroudsburg Code of Ordinances, Zoning, Section 157-16, Certificate of nonconforming use or structure, the owner of the property located at 33, 35, & 37 Lackawanna Avenue has applied for a Certificate of Nonconformance. The property is located in the R-3 Zone and is nonconforming for lot size, lot width, front yard setback, & side yard setbacks; use is a three (3) family residence, which is not permitted in the R-3 Zone; and, parking is nonconforming. Section 157-39, Table of Bulk Regulations, for the R-3 zone: Lot Size Reqd = 7,500 sf, Existing Lot Size = 5,663 sf; Lot Width Reqd = 60 ft, Existing Lot Width = 40 ft; Front Yard Reqd = 20 ft, Existing Front Yard = 10 ft; Side Yards Reqd = 8 ft each, Existing Side Yards = less than one (1) foot on the north side and 7 ft on the south side. Section 157-39, Table of Use Regulations, for the R-3 zone allows single and two-family dwellings. The property has three (3) dwelling units. Section 157-64.C, which requires seven (7) off-street parking spaces. The property does not have seven (7) parking spaces. Copies of the Application may be examined without charge or obtained for a charge not greater than the actual cost of reproduction at the East Stroudsburg Zoning & Codes Office at 66 Analomink street, East Stroudsburg, PA 18301 during normal business hours (Monday thru Friday from 8:00 AM to 5:00 PM, excluding holidays).
