Public Notice Property Located at 119 Lenox Avenue, East Stroudsburg, PA 18301 PID: 05730115742049 Tax Map No. 05-3.1.2.31 Zone: R-2 Owner of Record: El Ink, LLC, 119 Lenox Avenue, East Stroudsburg, PA 18301 Notice is hereby given that pursuant to the Code of Ordinances of the Borough of East Stroudsburg, Chapter 157, Zoning, Section 157-16, Certificate of nonconforming use or structure, the Owner of the property noted above has applied for a Certificate of Nonconformance. Section 157-39, Permitted uses, states, In the Table of Use Regulations, those uses permitted by right are designated by the symbol 'X.' Those uses that may be permitted by special exception in accordance with ยง 157-20 are designated by the symbol 'S.' Those uses that may be permitted upon approval by the Borough Council are designated by the symbol 'C. Where no such symbol occurs in a district column for a particular use, such use is not permitted in that district. Sectoin 157-39, Attachment 1, Table of Use Regulations, does not permit commercial uses in the R-2 Zoning District. The Applicant is seeking a Certificate of Nonconformance to allow a commercial use in the R-2 Zoning District for car sales and vehicle repairs. The Applicant has provided information to demonstrate that the property listed above has been used for car sales and vehicle repairs since 1960, which is prior to the adoption of the original Zoning Document Chapter No. 552, February 5, 1963. The Applicant has furnished a copy of a Certificate of Use and Occupancy (Permit No. 39-2001), dated October 11, 2001, for the use of the property as Car Sales and Vehicle Repairs. Copies of the Application may be examined without charge, or obtained for a charge not greater than the actual cost of reproduction, at Borough of East Stroudsburg Zoning & Codes Department at 66 Analomink Street, East Stroudsburg, PA 18301 during normal business hours (Monday through Friday from 8:00 AM to 5:00 PM, excluding holidays).
