PUBLIC NOTICE NOTICE IS HEREBY GIVEN THAT THE Zoning Hearing Board of Stroud Township will conduct a Public Hearing at the Stroud Township Municipal Building, 1211 North Fifth Street, Stroudsburg, Pennsylvania, on Wednesday, June 5th , 2024 at 6:30 pm to consider the following: ZHB #24-01 Continued Hearing - Application of Nicholas J. Wheeler of 4 Gunning Lane Langhorne, PA 19047. Applicant seeks two separate dimensional variances from the 60’ minimum front yard and 100’ minimum rear yard for lots having neither public water or public sewer services in the O-1 Open Space and Preservation Single Family Zone. Applicant proposes a new 20’ x 30’ dwelling unit on the westerly side of PA Route 191 with a 47.5 (forty seven and one half feet) front yard and a 5’ (five feet) rear yard setback. The property is the smaller portion of a 3.4 acre tax parcel severed by PA Route 191. The owner of record per Monroe County Real Estate Records is Ronald and Ethel Moyer c/o Edward and Barbara Moyer, 166 E. Woodland Avenue, Langhorne, PA 19047. The application lists Ethel Moyer as owner with an address of 335 Crescent Avenue, Penndel, PA 19047. The property is identified as Monroe County Parcel Tax Map No. 17.8.1.39 and PIN No. 17720900561611. ZHB-#24-02 Appeal of Peter Pipolo of PO Box 388 Cresco PA 18326. Appellant appeals The zoning officer’s March 22, 2024 denials of zoning permit applications for a change of use to a Short Term Rental use and a separate denial of a certificate of nonconforming use Both appeals relate to property located at 1454 Cherry Lane Rd., Stroud Township, East Stroudsburg PA 18301. Monroe County PIN number 17 6393 0464 0900. Tax map number 17-1- 1- 15. The property is zoned S-1. Any interested party may examine the plans and applications for these appeals during the hours of 8:30 A.M. to 4:00 P.M. at the Stroud Township Municipal Building on business days.
