NOTICE OF PUBLIC HEARING The Pocono Township Zoning Hearing Board will conduct a public hearing on Thursday, May 30, 2024, beginning at 5:00 P.M. at the Pocono Township Municipal Building, 112 Township Drive, Tannersville, PA 18372, to consider three appeals by PoconoPlaces, LLC (Appellant) from Enforcement Notices issued by the Pocono Township Zoning Officer. The firstappeal relates to the Enforcement Notice issued on December 13, 2023 regarding the property identified as Parcel ID # 12.12.2.29 (Map # 12-6364-02-68-5335). The second appeal relates to the Enforcement Notices issued on February 20, 2024 regarding the properties identified as Parcel ID #s. 12.12.2.25 (Map # 12-6364-02-68-5194); 12.12.2.27 (Map #12-6364-02-68-7334); and 12.12.2.28 (Map #12-6364-02-68-5296). The third appeal relates to the Enforcement Notice dated December 13, 2023 regarding the property identified as Parcel ID # 12.12.2.30 (Map # 12-6364-02-68-4435). With respect to the third appeal, Appellant contends that it was never served with the Enforcement Notice and therefore requests that the Zoning Hearing Board accept an untimely appeal of that Notice nunc pro tunc. All five of the Enforcement Notices alleged that Appellant violated the following provisions of the Pocono Township Zoning Ordinance: (1) § 470-121 by establishing a salvage/junk yard on the subject property without first obtaining a Zoning Permit; (2) § 470-17 by establish a salvage/junk yard when that use is not permitted in the Commercial (C) zoning district; and (3) § 470-122 by using and occupying the subject property as a salvage/junk yard without first obtaining a Certificate of Use and Occupancy. PoconoPlaces, LLC owns the properties that are subject to the Enforcement Notices. Those properties are located along Route 611 in Pocono Township, Monroe County, PA, in the Commercial (C) zoning district. The three appeals will be consolidated and considered at the same hearing on May 30, 2024. The complete application for public hearing is available for inspection (without charge) or copying (for actual copying costs) at the Township’s office at the address listed above during regular business hours. The public and all interested persons are invited to attend the public hearing and to present any relevant evidence in connection with the matter.
