PUBLIC NOTICE NOTICE IS HEREBY GIVEN THAT THE Zoning Hearing Board of Coolbaugh Township will conduct two Public Hearings on Wednesday, May 8, 2024 at 6:30 PM at the Coolbaugh Township Municipal building located at 5520 Municipal Drive, Tobyhanna, Pennsylvania to hear the following applications: The Appeals , or in the alternative variances, filed by David Wengerd of 2621 Route 940, Pocono Summit, PA from the decisions of the Coolbaugh Township Zoning Office regarding two properties located at 1115 Riverside Heights W Lot 85 and 1288 Riverside Heights E Lot 31, Pocono Lake , Coolbaugh Township, Pennsylvania. The Appellant is appealing the Zoning Office's decision that the two lots do not meet the minimum lot size requirement for residential development for lots located in the respective Zoning Districts where on lot sewer and water service is required. The basis for the appeal is that both lots are nonconforming, i.e. pre-existed the current lot size regulations, and that are therefore entitled to building and occupancy permits. The two lots are further identified by Tax ID Nos. 03.20E.1.99 and 03.20E.1.14 respectively. Any interested party may examine the plans and applications for these appeals during the hours of 8:30 A. M.to 4:00 P. M. at the Coolbaugh Township Municipal Building on business days.
