NO. 5055 CIVIL 2024 NOTICE TO: Uni Realty of Wilkes-Barre, L.P., Defendants PURSUANT TO Court Order dated January 28, 2025, in the above action, please be advised that you are being sued in this Quiet Title Action to extinguish any legal interest or title you may have in a parcel of land known as 94 Broad Street, Delaware Water Gap, PA 18327, Delaware Water Gap Borough, Monroe County, Pennsylvania, which is presently owned by Daniel J. Scotti. You acquired this real estate by a deed dated April 20, 2000, from Frank R. Orloski and Adeline M. Orloski, and sold the same property to Daniel J. Scotti, and seller finance to transaction via a mortgage recorded June 27, 2006, and by a deed dated May 25, 2006. The mortgage was subsequently paid off and the encumbrance on the property should have been satisfied as of that time. The Mortgage remains outstanding and should be satisfied. NOTICE If you wish to defend, you must enter a written appearance personally or by attorney and file your defenses or objections in writing with the Court. You are warned that if you fail do so, the case may proceed against you and a Judgment may be entered against you without further notice for the relief requested by the Plaintiff.
